Build your dream home without hassles

Many of us dream about constructing a house once in our life time. While constructing a home what all we have to consider. Believe me there is a lot to consider before you plan to construct your home.

First of all our family becomes the top most priority, discuss with them decide on what they need how big the home should be how many rooms, bathrooms, kitchen size and the flooring tiles your family needs.

Then you will hunt through the internet / print for suitable house plans. If you are technically sound you will understand the floor plans. Even if you find your ideal plan you will have to approach an architect for the elevation, structural design, and now comes the critical part the architect will charge you on the total built up area (per sqft.) which is a    mal practice being followed in the industry.

Once you freeze on your elevation, floor plan and the drawings, process won’t end there. You will run around for the government approvals from table to table, leaving aside all your other important work.

After getting the approvals with hard struggle, you will have to approach a mason (mestri) for starting a construction. First you will have to estimate the cost of labour.  How do you estimate a cost? Based on your plan mason (mestri) will give you a cost of labour and the time required to completion of the construction.

Mason (mestri) may complete the building in time based on his labour availability and the cash flow from your end.

Usually the estimates of the masons will not be accurate as they are not technically sound, also the charges of the masons will be per sq ft. even after you provide materials and all the required materials and they are not bound by it as you may not have anything in written from his side. There are all the chances that the cost of your construction will go up not only because your mason has increased the cost of his labour, it can also be because of less supervision from mason or from your side as you cannot be at the construction site all the time, if there is a person from your side to supervise then that’s a boon for you. There are high chances of material wastage, theft and what not from the labour side. So your initial budget may not be sufficient for you. So now again you will go to your bank for loan top up which is again a burden for you.

You will start hunting for the materials (wood, electrical, plumbing, flooring etc) where you can find at the best possible price.

Now you will start searching for carpenter, electrical, plumbing, painter and flooring experts from all parts of the town.

Once you freeze on the service providers and there charges you will provide them with all the materials and start coordinating with them, for their availability based on the work completed because most of the activities after you complete your building construction are interrelated. Another point could be you will not wait for the whole building construction to finish for finalising the service providers. There are high chances of delay in the completion of the building because of the labour availability by the time you start buying the material the cost of material and the labour charges of the service provider may go up or they may not available at your disposal.

What is Vastu? 

The concept of Vastu is so ancient that it was developed before the word ancient was coined. Simply put, Vastu Shastra is “The science of architecture“. It is a guideline that helps one understand the concept of architecture & why each such concept has to be followed.

Vastu Shastra, the concept coined in India & Feng  Shui, a concept developed in the aincient China are very similar to each other in the thought process & functionality.

Contrary to popular belief, Vastu is not religion specific. It does not matter if the house belongs to a Hindu, a Muslim or a Christian or a person of any other religion for that matter. Vastu is considered a science & every guideline put forth by the concept of Vastu Shastra can be justified scientifically.

Concept of Vastu

Vastu believes in a very basic concept, that every piece of land or a building has a soul of its own & a positive energy would exist around it, if that soul is harnessed in the right way. Similar to the scientific approach that the center of gravity of any body is center of the mass of the body itself, the same holds good for Vastu, wherein the center of the house is considered as the center of gravity of the house & hence to harness this energy, in olden days, the center used to be left vacant. Most of the homes, still in villages & traditional locales of India, still have this concept of courtyard in the center, so that this energy may not be blocked by walls or any such structures.

The concept of Vastu revolves around the central space & directions with respect to the sun. For example, sun rays of the rising sun are considered very good for health, providing essential Vitamins like Vitamin D etc, and hence Vastu believes in the having the main door opening in the east direction to facilitate the same. Many windows and other opening are advised to be given in the east direction.

Like these, there are many such scientific evidences that vouch for Vastu. Hence, it is safe to say that that Vastu is scientific and not a big load of mumbo-jumbo.

BUT.

But, and this is a very very big “but”, people & other pundits have these days turned Vastu into a profession & look to it to earn their daily meal. Vastu has been commercialized to a great extent the sufferer is the end user. These pundits work on the innate human feeling of doubt & paint a dreamy picture of success & prosperity. There have been many such instances where home owners have had to demolish a part or whole of their house in order for “Vastu correction”.

A vendor of ours had an issue with their office space & they decided to consult a Vastu pundit. One consultant turned into three different consultants and all three of them gave their own opinion of what was wrong with the office & all three were different problems, with different solutions.The end result of this shenanigan was an expenditure of about Rs 80,000 and even after this, our vendor ended up shifting their office.

Vastu was initially used mainly for the design of temples & how the location of the main deity  had to be in relation with the other gods of the temple. The concept also was used to keep the negative energy of the world away from the main deity of temple by using simple architectural features. This concept was later developed to facilitate the locations of various sections of a King’s palace like the armory, the kitchen, King’s rooms, the rooms of the queen & the prayer hall etc. These pundits had acres of space to work with to derive the correct Vastu – “Science of Architecture”

The same now has become commercialized where the Vastu pundits will give you 25 different points to incorporate in a 30 X 40 site, which quite frankly is impossible.

If you were to search for “Vastu” on YouTube, the first result that you’d get is “How to place your broom in the house for good Vastu”. When you google “Feng Shui”, the result has a direct link to buy Feng Shui products for your home. This commercialization has created a huge market for these phony pundits to persuade you to buy stones & beads, and has led to many in doubting the science & beauty behind Vastu

Vastu is clearly a science and is a scientific principle developed by pundits since time unknown. It is a science of architecture and it majorly is based on the theme of the elements of nature. Constructing your home – 101

From our elementary school, we’ve been taught, ‘The basic necessities of a man, are air, food, water & shelter’. As the title would suggest, we shall not discuss the first three necessities. Shelter. A shelter can be a house like Antilia (Mukesh Ambani’s residence), whose cost rivals the GDP of most primitive African countries, or can be a house created out of 18 GI sheets, like in Dharavi, which is as expensive as a dinner for 2 in a Marriot. These are the ends of a spectrum.

Most home owners, fall right in the center of this spectrum, who would want a beautiful looking house, for an affordable price. In almost all the cases, no one finds this right balance. To manage the cost & for a hassle free house, most people chose an apartment. But deep down in their hearts, they too know they’d rather have an individual home, than live among 1000 other people where privacy is a commodity. However, the few who still prefer building their home, rather than share common walls with 4 different houses, are caught in a web of lack of organisation, illogical prices, inexperienced engineers & an unprofessional system.

And unfortunately, this has set a precedence that construction of a home is a herculean task which is mighty expensive. There are two bits to this statement –

Herculean Task – Yes, if you appoint a contractor who does not know his job. An architect who is only interested in commissions. Services engineers(electrical, plumbing) who work a day job & take up the contract of your house as free lance.Various other factors play a role in this, but majorly the blame is upon YOU. Yes, YOU. Because a home owner does not look at the bigger picture & is interested in the cost. To save money, & have the house constructed at the least possible price.

Mighty Expensive – We love discounts. We love offers & reduced rates. The same is embedded in our brains, & when we set out to look for a contractor to buildAhome, our main concern is the cost. Everyone would want to save money & hire the guy who quotes the least. This is the major mistake. It is similar to the Supermarket survey at the billing counter. Just because the line is short, does not mean the billing guy is fast, he may be extremely slow & hence, nobody queues up on his aisle.

To curb these two factors, which have given every home builder sleepless nights, keep in mind the following while constructing your own house:-

  1. Hire an architect who has experience in the same field. It is not necessary that the architect who designs flyovers & skyscrapers is good with individual houses. Make sure the architect whom you chose, takes up the responsibility of structural design & MEP design(Mechanical, Electrical & Plumbing) , and not just planning the house. If the same architect has knowledge on interior designing, will be an added advantage.
  2. Ask the architect to recommend the contractor. When an architect recommends, he or she shall recommend only after reviewing the contractor, and in a way, the Architect becomes responsible for the contractors delivery. Make sure the same contractor executes Civil & MEP works. This is a very crucial factor, as it does not allow the contractor to pass the buck onto other vendors, which is a major cause in delay of work.
  3. Do things the legal way. Always make sure that your plan for construction is approved by the authorities. Your architect should take care of this for you. This might seem like an added cost & a needless burden now, however, in the longer run it is a necessity.
  4. Do not PAY YOUR ARCHITECT ON A PERCENTAGE BASIS. This is an extremely lawless form of reimbursement for services. When you agree on these terms with an architect, who designs your house, who finalizes the contractor, will benefit from a higher cost of construction. Higher the cost of construction, higher is the percentage for your architect. So, finalize a lump sum & have a percentage to the architect for reduction in cost. From the initial budget to construction, the lower the cost of construction, you pay the architect a percentage on this decrease. So that, it is a win -win for everyone.
  5. Have a very clear understanding with your contractor. The safest way to work with a contractor, is to work with a company. A registered entity to build your home, who will enter into a formal agreement with you. Make it a mandate to have every minute detail written in the agreement before starting construction. Even if this exercise take a week extra, a lot of confusion & acceptance – rejection later shall be saved. Be it the cost, the type of materials or the methodology of construction, it is always safe to have all these signed on an agreement.
  6. Always retain money. In the agreement, add a clause of retention money of 5%, which shall be deducted in every bill payment, and shall be paid only in the end of construction, provided you, the home owner is completely satisfied.
  7. Save money for the final payment. In most cases, you would have paid the complete chunk of the money much before handing over. The snagging(attending to flaws in construction) is a major task. Have a percentage of contract value ear marked for this.
  8. Appoint a third party. Most home owners who give a contract to construct a house are not civil engineers. This automatically suggests the lack of knowledge in this field. It is always a good thing to appoint a third party auditor, from a civil engineering background to make fortnightly or monthly checks to track the progress & quality. The same auditor can certify the monthly & final bills before payment.
  9. Be Happy. Constructing their own house is a dream come true for many, and most won’t build a second house. When your dream is being turned to reality, it is key & important to have fun and have a happy time during the process of construction,
